Underground Garage Cleaning in Toronto & the GTA

Underground parking garages take a beating in the GTA — road salt, oil, tire grime and standing water build up fast and, left alone, stain concrete, corrode rebar and create slip hazards. Bex Property Care provides scheduled power washing and power sweeping for condo and commercial underground garages across Toronto and the Greater Toronto Area, keeping your P1–P5 levels clean, safe and presentable.

Why regular garage cleaning matters

Winter road salt is the biggest enemy of an underground garage. Carried in on tires, it accelerates concrete spalling and rebar corrosion — repairs that run into the tens of thousands. Routine washing removes that salt before it does damage, reduces slip-and-fall risk on ramps, keeps drains flowing, and gives residents and visitors a clean, well-managed first impression of the building.

How often should an underground garage be cleaned?

For most GTA buildings we recommend a full power wash at least once a year, ideally in spring once the winter salt season ends. High-traffic garages and those with retail or visitor parking often benefit from twice-yearly service, with power sweeping in between.

Frequently asked questions

When should we wash the garage after winter?

Spring — typically April to June, once salting has stopped for the season — so the accumulated road salt is removed before it can keep damaging the concrete.

Do you work outside business hours?

Yes. We schedule around off-peak hours and coordinate with property management on resident notices and level-by-level access.

How do you handle water and drainage?

We work with your existing garage drainage and catch basins, clearing them as part of the service, and follow local requirements for wash-water.
