What should a Toronto property-care plan cover?

The scope should name each shared space and the work it needs. A condo tower, a midtown rental building and a mixed-use property can have different traffic, access rules and amenities.

Condo and apartment buildings. Lobbies, elevators, corridors, stairwells, mailrooms, garbage and recycling rooms, and amenities. Note the areas residents use most.
Commercial and mixed-use buildings. Entrances, shared washrooms, tenant corridors and frequently touched surfaces. Set cleaning windows around building access and occupancy.
Garages and exterior approaches. Garage entries, ramps and pedestrian routes can need a separate periodic scope. Confirm surfaces, drainage and access before choosing a cleaning method.

Select the areas your building needs. Include related services in one request so the proposed scope addresses the full property.

How should Toronto buildings plan for winter cleaning?

Melting snow, de-icing salt and grit are tracked through entrances, lobbies and elevator thresholds. During winter, review mat care and the frequency of floor checks on busy routes. Include stairwell and garage entry conditions in the walkthrough.

When the season ends, assess whether garage or exterior surfaces need a separate deep-cleaning plan. The method depends on the surface, weather and drainage.

How often should shared areas be cleaned?

Start with use rather than a fixed template. Busy entrances, elevators and garbage areas may call for daily checks; corridors and amenities need a schedule based on traffic and events; carpets, high dusting and garages can be scoped as periodic work. Our Toronto condo common-area cleaning schedule expands on daily, weekly, monthly and seasonal tasks. Use the free condo cleaning checklist during a site walkthrough.

What details help with a Toronto property-care quote?

Describe the building type and shared areas so the proposal can address your actual site.

  • Approximate number of floors, entrances and elevators
  • Amenity rooms, washrooms, garbage rooms and garage access
  • Preferred cleaning windows and any access restrictions
  • Supplies, current cleaning schedule and problem areas
  • Winter entry routes or other seasonal priorities

These details help Bex discuss a scope and schedule instead of assuming one flat plan for every property.

Common questions

Do you clean only condo towers?

No. Bex offers common-area cleaning for condo and apartment buildings and commercial janitorial services. In-suite cleaning is outside the common-area scope and can be discussed separately.

How is cleaning frequency set?

Review traffic, shared spaces, seasonal conditions and management priorities. Put daily checks and periodic detail work into the proposed scope so everyone can compare the same tasks.

Can lobby and garage work be quoted together?

Include both areas in your request. Lobby care and underground garage cleaning are separate service scopes; Bex can review each area and propose a plan that fits the building.
